For the third straight year, Live Water Properties produced an uptick in sales volume and number of transactions spread throughout Colorado, Wyoming, Idaho, Montana, Utah, and our new activity in Nebraska and Oregon. We are fortunate in that 2012 was the most productive year for Live Water Properties in our 12-year history with $178 million in listed dollar volume sold. We participated in 39 transactions, 27 of which were the sale of LWP listings.
